Land Surveys

Boundary + Topographic Survey

2 weeks | $2,500-3,500+

A boundary survey with topography helps us identify the buildable area of the property. These detailed surveys allow us to accurately establish property setback lines and water edge boundaries, defining the site's buildable footprint. The topography data also aids in designing the property to comply with current FEMA Flood Zone Mapping, ensuring that your new residence is planned and constructed well above any flood plain risks. This reduces the risk of flood-related damage and provides our homeowners peace of mind in extreme weather events.

Geo-Tech Report

2 weeks | $3,500-4,500+

The Geo-Technological Report is essential for determining the appropriate foundation type for your new home. Florida's geology is primarily composed of a limestone and coral shelf, much of which has been filled with sand and wetlands over the ages. As a result, much of the subsurface soil consists of loose, non-compacting organic matter, clay and sediment, which can cause excessive settling of heavy structures over time if they are not properly evaluated and engineered. Understanding the soil composition of your specific site allows the structural engineer to design a foundation that effectively supports the load of your new home ensuring long-term stability and minimizing the risks of settling over time.

Architectural Design

Architectural Questionnaire

Our team will work closely with you to review a series of questions, helping us to understand your architectural vision, families use of the proposed residence, desired scale of the home, and the features you wish to include in your new custom home build.

Conceptual Design Agreement

2 weeks | $2,500-3,500+

After completing the architectural discovery process, we will then begin developing the general site plan, ensuring it complies with all local zoning and state building regulations. This includes overlaying schematic floor plans onto your site survey, creating preliminary building wall sections, and developing 2D elevations for the proposed residence.

Construction Planning

Initial Construction Estimation

3-4 weeks | $250-1000+ per NET Square Footage (Air Conditioned Space)

With the architectural concept finalized, we begin our initial construction budget cost modeling and estimation process. Our projects span a wide range of budgets, with costs varying significantly based on design, structural engineering, and finish selections. Estimation Review

We'll review the estimate and allowances with you to ensure the proposed design aligns with your financial goals. Based on what is most important to you, we'll make adjustments to the finish schedule, allowance sums, or architectural design documents to get you to where you need to be prior to moving forward.

Full Design & Construction Documents

4-16 weeks | $20K-$30K+ (Based on Design Complexity)

Once the conceptual design plans and preliminary budget have been reviewed and approved, we will then proceed to execute the full set of construction, structural engineering, and mechanical design documents, including the Architectural Services Agreement for the life-cycle of your project.

Final Specification, Construction Budget & Construction Contract

3-4 weeks

With the construction documents finalized and approved, we then refine the detailed specifications and the construction budget. All value engineering has been completed at this stage, so we shouldn’t be expecting any large variables. With consensus on the scope and costs, the construction contract will then be executed, allowing us to proceed with the project.

Permitting

2-3 months | $6-9k+ (Based on Scale and Jurisdiction)

Permitting in West-central Florida involves submission, review, comments, resubmission, and ongoing communication with the local jurisdiction of the project. This work can happen concurrently with the finalization of the construction budget and contract to accelerate the projects start date. We will engage a private-plan-reviewer to streamline and accelerate the permitting process by about one month. Assuming no variances are required, this process typically takes two months from submission to permit issuance.

Build

9-15 months (Based on Scale and Complexity)

Once we have the building permit in hand, construction can begin immediately on your new home. The duration of the build will depend on the size, complexity, and level of detail of your new home. Throughout the construction process, you will receive regular updates—including live work schedules, scope completion notifications, weekly project logs with project photos, and weekly progress summaries via our mobile app—allowing you to monitor your home’s construction progress from anywhere in the world, right from the palm of your hand.
